Jennette Properties, Inc. is a full service real estate vacation rental management company in Sarasota and Manatee Counties committed to helping you manage your investment property. We specialize in seasonal, monthly, and annual rentals - furnished and unfurnished. The flexibility of our "Lease Only" and "Lease Manage" Programs lets you choose the services that are important to you.

When you list your property with Jennette Properties, Inc., we provide the following services:

1. A condition report of the property with maintenance recommendations will be made in writing.
2. Property will be advertised in the local Multiple Listing Services and target marketed to area Realtors.
3. Property will be advertised in the local Mid-Florida Regional Multiple Listing Services and target marketed to area Realtors.
4. Tenants are pre-screened through credit reports, public records search, and employment and rental history verification. Application fee is paid by prospective tenant.
5. Our skilled associates will negotiate all lease terms and conditions between owner and tenant, deliver all required disclosures, and collect all advance funds before giving possession. We carefully monitor all landlord tenant laws and other laws affecting the property, as well as local tax requirements.
6. Conduct a comprehensive move-in walk through inspection.
7. Conduct a thorough inspection of the property at the time of move-out.

In the Lease Manage Program, the following additional services are provided.

1. Coordinating of painting, cleaning, and repairs necessary to achieve the maintenance recommendations. Only licensed and insured vendors will be used to service the property.
2. Scheduling of repairs and routine property maintenance will be provided throughout the term of the lease.
3. A complete inventory of the property well be provided.
4. Jennette Properties, Inc. will maintain security deposits and advance rents in a Florida Banking Institution as required by Florida statute.
5. Collected funds will be disbursed to owner as they clear our escrow account. An accounting statement will be provided each month the property is rented. A year-end statement of income and expenses will be provided with IRS required tax payer forms.
6. Short term rental taxes will be collected from tenants and paid to the appropriate agency through Jennette Properties Management Account.
